We are a principal investor rather than a broker or a manager of other people’s mandates. That means we underwrite every asset ourselves, we hold through cycles rather than trading positions, and the people who decide are the people you meet.

Approach
Three things decide whether we buy.

Location before building.
A building can be fixed and a location cannot. We start with the street, the transit, the employment around it and what the city has said it wants there over the next twenty years.

Cash flow that exists today.
We underwrite what an asset earns now, not what a spreadsheet says it could earn after everything goes right. Improvement is upside, never the reason to buy.

Structure that survives a bad year.
Leverage is set so that a vacancy, a rate move or a slower lease-up is inconvenient rather than fatal. The cheapest capital is the capital you never have to replace at the wrong moment.

Distribution and light industrial space in the GTA, the tightest asset class in the market and the one most directly tied to how goods actually move.

Street-facing commercial and mid-rise mixed-use on established Toronto corridors, bought for the ground floor and the tenancy as much as for the floors above it.

Sites with a defensible planning path, held patiently. Land is the one position where being early is indistinguishable from being wrong until it is not.
Why Toronto
The case for one market, understood properly.
Toronto is the largest real estate market in Canada and one of the fastest growing in North America. It is also a market where two similar buildings four blocks apart can behave nothing alike, because the difference is a transit line, a zoning study or a school catchment.
A firm that invests everywhere has to trust a report. A firm that invests in one city can stand on the sidewalk. GrayRock has chosen the second, and every asset we own is close enough to visit on the same day we hear about a problem.
Real estate rewards patience and punishes optimism. We underwrite for the year that goes badly, and let the good years take care of themselves.
